College of Law Development Formal Complaint Feb 2025

image of a (illustrative) complaint letter

Cllr John Beckitt reported that a Planning Application for a single storey house in the Walled
Garden/Orchard has been given Permission in Principle.

The application is for a flat roof 5000 sq ft building. The existing trees in the Orchard have all been felled. This is in contravention of the existing Planning Permission where some of the trees were to be felled and replaced with new trees while others were to be retained.

It was decided that the Parish Council should make a formal complaint to the Head of Planning stressing that this Planning Application breached the previous planning application conditions and is inappropriate for the conservation area.
Although the Parish Council was unable to comment on this outline application due to staff
sickness the Council will be objecting to any subsequent detailed applications. The Parish
Council will also provide the Head of Planning with a detailed report of the original state of the
orchard together with a list of the variety of trees that have been removed.

As part of the original Planning Permission the Scot’s Pines and hedge on the eastern boundary were to be reinstated and as yet this has not been instigated and also appears to be in contravention of the
environmental aims of the Local Plan.

2025/09 Resolved that the Parish Council lodge a formal complaint with the Head of Planning at
CWaC as outlined above.
