Item 6 (a) To consider Planning Application 25/00148/TDC – The Walled Garden, Townsend
Way, Christleton: Construction of 1 self-build dwelling and associated works b/f 10 members of the public attended regarding this application.  Cllr John Beckitt gave a brief background to the Planning Application.  When the original application to develop the University of Law site was first put forward it was proposed that the Walled Garden would house an office building for charitable use and would enhance employment prospects in the village. 
However, the developers decided against this and last September an application was submitted for
Permission in Principle (24/02349 PIP) by the developer to erect a single storey building.  Unfortunately, due to staff sickness the Parish Council was unable to comment on this outline application.  Now an application 25/00148/TDC for Technical Details Consent has been received for the erection of a single storey house of 6000 sq. ft which is twice the size of a large house.  The Parish Council were originally advised that the Walled Garden would be retained as a public or semi-public area for the benefit of the Community.  None of the members of public present were aware of this condition.  The general feeling of the members of public present was that a single dwelling was preferable to an office building because of parking issues.  Regarding the current application one resident was concerned about the proposed size of the window in bedroom 4 which would directly overlook their property and also it was felt that the proposed dwelling is sited too close to the wall.  It was reiterated that multiple local resident’s objections submitted to the Planning Authority have more impact.


2025/16 Resolved: That the Parish Council submit the following: 1) The proposed
development is disproportionate ; 2) The design of the proposed development is unsuitable
for the site and for residential use; 3) The application is inconsistent with the Landscape
Scheme and the heritage asset that is the Walled Garden and 4) It is therefore
demonstrated that this Planning Application should be refused.
